Responsibilities of a Condo Board Association

Are you a natural born leader and want to get more involved in your community, and have the authority to decide what happens with your condo association’s finances, rules, and maintenance? Being a part of the Homeowners Association Board may be the right fit for you.

What is a Homeowner’s Association? 

A homeowner’s association is an organization that makes and enforces rules and guidelines for a condominium building. If it’s properly run, the board can promote a feeling of community and keep things running in a way that community members would like. 

This is especially true of the common areas and services offered at many condo associations. Board members can decide to improve areas, change rules, and offer incentives for long-term residents. There are usually four main board members positions: the president, vice-president, secretary, and treasurer. Together they usually serve without compensation unless the bylaws of the community allow it.

If you are considering becoming a part of your condo board, here are just a few of the job responsibilities you may find yourself taking part in.

Creating Budgets and Checking Finances 

Board members should be very familiar with the finances that run your community. They should understand the bylaws of an association and the governing documents that are a part of that. Each year an HOA board will create a financial budget for the year which includes costs of operations, maintenance, and administration and a reserve fund in case of emergency. 

In 2024, there are certain challenges like inflation, regulatory changes, and rising insurance rates that will affect budgets for the future. Be prepared to be flexible and anticipate any changes that could arise. 

Maintaining Common Areas

Board members are responsible for making sure that areas all residents use are kept safe and clean. That may mean prioritizing maintenance work, budgeting for larger projects, and allowing for regular inspections. A board that is well put together can avoid crisis events if a maintenance schedule is carefully followed.

Following Bylaws 

A homeowner’s association is responsible for enforcing the rules within a community. Governing documents are responsible for regulating an HOA. Different HOAs in Massachusetts could be subject to the following federal laws: Fair Housing Law, Corporations for Charitable and Certain Other Purposes Law, and General Provisions Relative to Real Property Law. It’s important to stay updated with any amendments to Massachusetts laws and make sure those are represented within your bylaws. Always communicate any changes with other condo owners in your association. 

A great HOA board takes good care of their condo properties and ensures that their residents are heard. If you’re interested in pursuing a position on your HOA board, it’s important that you are aware of all the responsibilities that go into operating a successful board.
